investor-toolbox.com provides free, browser-based arithmetic tools for estimating mortgage payments, debt service coverage, and cash-out refinance targets. It is published as an educational resource. There is no account, no payment, and no service relationship of any kind between you and the operator.

Estimates only
Every figure this site produces is an estimate generated from values you supply. It is not a quote, a pre-approval, a commitment to lend, or a Loan Estimate as that term is used under federal mortgage disclosure rules. Only a lender can produce a Loan Estimate, and only that document reflects terms you can rely on.
Calculations exclude homeowners association dues, flood insurance, private road or special assessment districts, closing costs, prepaid escrow, maintenance and capital reserves, leasing costs, income tax effects, and any loan-specific fee. Vacancy and management assumptions are illustrative defaults, not market data for your property.
No warranty
This site and everything on it are provided "as is" and "as available", without warranty of any kind, express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, accuracy, and non-infringement.
